Information for Landlord

We will arrange the handover meeting with the Property Developer or Estate Agent on your behalf, ensuring a smooth transition. Our agent will conduct a thorough inspection, identifying any snagging defects and reporting them to you. We will then liaise with the developer to ensure that all necessary rectifications are completed efficiently.

If required, we can also arrange for a snagging specialist from our network of trusted professionals, recognised by the Residential Property Surveyor Associations. We assess tenants based on four key criteria: credit history, residential history, identification, and income affordability. For international tenants, we also collect Right to Rent documentation to ensure full compliance with government legislation.

 

Subject to eligibility, we offer options such as rental guarantee insurance, providing added protection against missed payments and cover cost for legal proceedings in case of eviction

Both the Landlord and tenant/s must sign a tenancy agreement before the tenancy commences. This legally binding document outlines the terms and conditions of your tenancy, including the rent amount, duration, and responsibilities of both the landlord and tenant.

Generally, we will arrange for an Assured Shorthold Tenancy Agreement regulated by the Housing Act 1988. This is the most common form of tenancy agreement in the UK.

There are exceptions where we cannot issue an AST agreement for a tenancy, in which case we will arrange a license or non-housing act agreement (Common Law or Company Let Agreement). For example:

  • the rent is more than £100,000 a year
  • the rent is less than £250 a year (less than £1,000 in London)
  • it’s a business tenancy or tenancy of licensed premises
  • the property is a holiday let

We will issue you with a draft tenancy agreement which we ask you read very carefully. Should any questions arise regarding this legal document, we advise you to seek independent legal advice. If you require a sample tenancy agreement template, please don’t hesitate to ask for a copy.

Rental income from UK properties is subject to taxation, and it is the landlord’s responsibility to report to with HM Revenue & Customs (HMRC) of your rental income. You must report rental earnings as part of your annual Self Assessment tax return.

If you are a non-UK resident (i.e., you do not stay in the UK for more than 6 months in a year) or a non-UK company, you are classified as a “non-resident landlord” of your rental property.

All Non-Resident Landlords are required to apply to HMRC to join the Non-Resident Landlord Scheme (NRLS). Once approved, you will be able to receive rental income without tax deductions. Without NRLS approval, we, as your letting agent, will be obligated to deduct 20% tax from your rental income and submit it to HMRC every quarter.

It is strongly recommended that you apply for the NRLS in advance, before you begin collecting rent. Once approved, you will receive net rent (after tax deductions) and can then file a Self Assessment tax return at the end of the tax year.

How to Apply for NRLS

To join the NRLS, you need to complete the relevant application form on the HMRC website:

  • For Non-Resident Individuals: Complete the NRL1 Form
  • For Non-Resident Companies: Complete the NRL2 Form
